Recently, I received a call from a Realtor who was not familiar with The Colony.  She asked to show a number of Colony homes I have listed to her clients.  In an effort to understand she said, "there are all these different fees in The Colony. Can you help make some sense of them?"

Here's how I responded: "As you know, The Colony has lots of great amenities that are automatically included in the purchase of a Colony home.  Tennis, beach park, canoe/kayak/sailing parks, and the private dining facility at The Bay Club. Everyone who lives in The Colony, (regardless of where they live in The Colony) will pay annually $3603 for all this.

Her clients were interested in the maintenance-free offered in our Colony high rises.  So I explained in general terms that our high rise association fees  average $1100 a month and includes on-site fitness, lovely resort-style pools, 2 guest suites, typically a privacy officer to greet your guests, insurance and general management with a budget for reserves & security of the building.
Without have a specific building and floor plan in mind, we could only average the numbers but suffice it to say that most Colony high rise residents pay $17,000. Taxes being separate.
